Why? Because Realtors account for a HUGE portion of the builder’s sales. The fact is that most buyers want someone protecting their interests when buying a home. This means that most buyers have Realtors. If builders want to continue to sell tons of their homes in the area, they have to work on friendly terms with the local Realtors – and that means when we negotiate for our clients, the builder is more likely to meet our demands (which benefits our clients).
Case in point – We had a client who was unhappy with a granite coloration on an island bar in the kitchen…there was a very unattractive discoloration down the length of the slab. The builder did not want to replace the countertop for the client. It was a very large and expensive slab of granite. Do you think the builder would have done the replacement if the client didn’t have a Realtor? I don’t think so, they put up quite a fight- but we were backing our client’s interests. After rounds of negotiating back and forth (Realtor vs. Builder), the builder eventually gave in to our terms and replaced the slab of granite! This was the right thing to do in our opinion – especially on a $300k+ home, but we had to fight for our clients to make it happen.
